Direct booking terms Last updated: 23 September 2026 1. Who you book with These terms apply to direct bookings with GTM COZY SERVICES LTD, trading as GT Cozy Flat. Booking process and payment When you submit a direct booking request, Stripe asks you to authorise the full quoted amount on your card. This creates a temporary hold and is not a completed charge. The host then has up to 24 hours to check availability, including Airbnb and Booking.com. If the host approves, the authorised amount is captured and the booking is confirmed. If the host declines or the approval window expires, the authorisation is released without capture. Your bank may take additional time to remove a released pending hold. 3. Prices and stay details The price, dates, guest count and any cleaning charge are shown before you continue to Stripe and are fixed for that request. The person making the booking must be at least 18, provide accurate information, and have authority to accept these terms for everyone in the group. The flat accommodates no more than four guests unless the host agrees otherwise in writing. 4. Arrival, departure and conduct Check-in is from 3pm and checkout is by 11am, London time. Children are welcome. Pets and smoking are not allowed. Visitors are allowed, but parties are not permitted. Keep noise down after 10pm. Guests are responsible for their visitors and for reasonable costs arising from deliberate or negligent damage beyond normal wear. 5. Guest cancellation and refunds For direct bookings, contact the host to cancel. A cancellation made at least five days before the scheduled 3pm check-in time, calculated in London time, receives a full refund. A cancellation after that cutoff is non-refundable. Any refund is returned through the original payment method and may take additional time to appear depending on the payment provider or bank. 6. Cancellation by us If we cannot provide the accommodation, we will cancel the direct booking and refund the amount paid. We are not responsible for losses that were not reasonably foreseeable when the booking was made. Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud, or your statutory consumer rights. 7. Access and stay information Guests must follow reasonable check-in, security and checkout instructions supplied for the stay. Private access details must not be shared beyond the booked group. Contact the host before booking if you need accessibility information or a reasonable adjustment; no step-free access claim is made on this website. 8. Problems and governing law Tell the host promptly if there is a problem so there is a reasonable opportunity to help. These terms are governed by the law of England and Wales. Guests living elsewhere in the UK retain any right to bring proceedings in the courts available to them under applicable consumer law.
